Progress on Developments:
Akaru Bryanston
Akaru Bryanston is progressing as planned, with key handovers and occupation dates set from 31 March - 30 April 2025. EasyProperties leveraged the power of bulk buying to secure 14 units in this development. Bryanston remains a prime location, having been the top-selling suburb in the country in 2024 based on sales volume and total purchase price achieved, making this an exciting investment to watch. Our rental team have been to the development to do handovers of the units with the developers, we are taking occupation of some of the units on 1 April 2025. The properties are being advertised on P24 to secure tenants.
The Fynbos
Construction at The Fynbos is making steady progress. As of January 25, 2025, 83% of bulk earthworks, 86% of lateral support, and 94% of anchors have been completed. The next steps include basement build-out, foundation work, parking facilities, and essential infrastructure services. Cape Town continues to thrive as a seller’s market, driven by semigration trends, strong capital appreciation, and international buyer interest. We anticipate strong performance from this development.
Saxon Square
Great news! Construction is officially underway at Saxon Square. The developers have confirmed that the prices at which we have agreed to purchase our units remains fixed despite a more than 20% inflationary increase in the sale prices of units over the last few years. These fixed sales prices now offers incredible value to investors when coupled with the hassle-free short-term rental management offering from Wink Hotels for this development.
BlackBrick Gardens
Structural progress at BlackBrick Gardens is advancing well, with the 4th-floor slab installation completed and internal walls and reticulation underway. The process of ordering furniture packs has begun, and developers are gearing up for furnishings and final touch-ups. The project is expected to be ready for handover by mid-2025. Since the sales launch of BlackBrick Gardens we have seen prices of our apartments rise up to 40% across the board, which has directly contributed to a significant increase in the value of your apartment. This positive shift reflects the growing demand and attraction of the market to our latest development in Cape Town.
Volley Baileys
Volley Baileys was completed on time in December 2024, perfectly aligning with the 2025 student intake. The final product mirrors the original renders flawlessly. We congratulate the Volley Student Living Brand and Bow+Arc for their exceptional work. With plans to add 300 more beds this year, we look forward to the continued success of this development. We will be taking imminent transfer of these units.
The One Stellenbosch
The One Stellenbosch is fully completed, and students have already moved in for the 2025 academic year. Designed for convenience and safety, Stellenbosch remains a highly pedestrian-friendly town. The property boasts exceptional amenities, including a dedicated study desk in each room, a stylish café, a gaming room, a world-class gym, a resort-style pool, and state-of-the-art study areas, raising the bar for student accommodation. We anticipate transfer to occur during March 2025.
The Tungsten
The Tungsten, a project by renowned developers HB Realty, has begun construction and is set for completion in March 2026. While the building may be ready by then, investors should note that income generation begins only once the property is registered in the deeds office, which may take a few additional weeks.
Seahorse Knysna
Construction at Seahorse Knysna is progressing well, with structural completion targeted for February 2025 and overall development expected to finish by October 2025.
BlackBrick Bedford
BlackBrick Bedfordview was completed mid-2024, marking a significant milestone as the first new hotel opening on Johannesburg’s east side in years. EasyProperties is finalising the unit transfers, after which investors will begin earning rental income. This project is projected to deliver an 8.65% net rental yield and a 12-month rental guarantee. Transfer is expected to take place during the month of March 2025.
One on Anne
Construction at One on Anne is complete, with transfers expected in April 2025. This development more than doubles Sandringham’s limited sectional title market, meeting strong demand from buyers under 40, who make up 88% of new homeowners in the area (Source: Lightstone). With no recent sectional title projects, One on Anne offers a rare opportunity for young professionals and entrepreneurs seeking modern, well-located homes.
Mikro Park and Graphite Park
We have experienced some delay in the transfer of the properties. The developer has experienced a delay in getting a Section 53 (which is a certificate from the City of Johannesburg confirming that all laws have been adhered to and that they authorise the opening of the sectional scheme). This has now been received and transfer can move ahead. We are anticipating transfer in the next month or two.
The properties are fully tenanted and performing well. As an act of goodwill, The developer has also agreed to pay additional interest on our invested money, over and above the interest that has been earned in the transferring attorney’s trust account.
Balwin Properties
EasyProperties proudly holds over 104 units across six Balwin developments, reinforcing our presence in key locations across South Africa. In 2024, Balwin Properties won eight prestigious awards at the International Property Awards in London, further highlighting its excellence in real estate development.
Balwin Properties has an ambitious pipeline, planning to develop over 42,000 apartments in the next 15 years. As an investor, you have two ways to gain exposure: you can either invest in individual Balwin properties listed on the EasyProperties platform during auction periods, or you can buy shares in Balwin Properties on the Johannesburg Stock Exchange (JSE) via EasyEquities.
When you invest in a specific Balwin property, you own a physical unit, benefiting from rental income and capital appreciation. Alternatively, purchasing Balwin shares on the JSE allows you to participate in the company's overall growth, dividends, and long-term performance without owning a specific unit.
